The National Association of Realtors supplies median home prices and monthly mortgage payment estimates in its housing statistics.
The group applies the House Price Index growth from FHFA to the latest housing data from the American Community Survey and calculates a median home value for 3,119 counties and county-equivalents in the United States.
Home values represent the value of all homes instead of home sales.
In the fourth quarter of 2019, the value of a typical home in Worcester County was estimated to be $266,212. Nationwide, NAR estimated that the price of a typical home was $241,300. Based on its estimates, 87 percent of counties had a lower median home value than the national level.
For the monthly mortgage payment averages, NAR assumed a 10 percent down payment, and supplied calculations for interest between 3 and 4 percent.
With the current Worcester County value of a typical home in the area at $266,212, a potential homebuyer needs to pay $1,144 monthly for the mortgage assuming a 4 percent rate.
If the potential homebuyer is able to get a percentage point less at the same value, they would save $133 a month in their mortgage payment at an estimated $1,010 mortgage payment at a 3 percent rate.
Compare Worcester County to the San Mateo County, California, south of San Francisco, which is the highest median home value in the U.S. at $1,195,500 and a $4,536 monthly mortgage payment.
On the East Coast, the highest median home value is Nantucket County, Massachusetts, at $1,105,800.
One of the lowest median home values was in the northeast portion of Texas in Bailey County, where the value of a typical home in the area is estimated to be $72,468, making a monthly mortgage payment around $275 a month.
